DESIGN & DRAFTING
APPLICATION SUBMISSION
This is a 3 – 5 stage process tailored to each client individually:

The starting point is the pre design stage including the initial conversations, fee proposal and formulating a design brief.

From there the sketch design or preliminary documentation stage begins and following the design brief closely, the building is designed with consideration to the unique challenges of the individual site.

Next comes the design development stage where the building design is “massaged” to the client’s requests, Development Approval (DA) Or (CDC) plans are created if required.

Once the design is finalised we proceed to the documentation stage where a set of construction documents are completed ready for lodging for Development Approval (DA) and construction ( CC).

Additional detailing and construction drawings post approval or site meetings during construction. (Optional).

Discuss the Concept Design Ideas with Clients.

Preparation of Development application documentation.
DESIGN DOCUMENTATION
We start the Design Documentation process for Submission.

We prepare all plans and documents required for consent as per scope of works provided to clients before taking on the project.

We Coordinate with external consultants required for development application submission such as Structural or Stormwater Engineers, Basix Assessors, Landscape Designers, Town Planners, Geotech engineers, Arborists +more

We finalise the Development application and handover all documents that are being submitted to the clients via online Dropbox link.

Post Submission, we liaise with the certifier or council planners while application is being assessed. We keep clients in the loop with how the application is tracking and provide constant updates as necessary.
